    Rework risks triggers in the Nigerian construction industry: a view of built environment professionals

    Rework is systemic and a recurring decimal and It is triggered by several factors, which emergence create scenarios, which degrades project cost, quality and schedule performance, and overall project performance. This study therefore examined the perception of construction professionals on the factors that triggers the emergence of rework in the Nigerian construction industry. This was achieved by determining the predominant rework triggers that affect project performance, identifying rework triggers in which the professionals view varies significantly, and examining the category of rework risks triggers that contribute more to rework incidences. The study adopted a quantitative survey approach in which structured questionnaire was adopted as the research instrument. Mean item score was used in ranking the professionals perception on rework triggers, and Kruskal-Wallis H test was used to identify the variables in which the professionals view varies. The study concluded that: contractor-related and design-related causes are the major categories of rework risks triggers. Unclear instruction to workers, Shortage of skilled supervisors, incomplete and inaccurate information are the predominant triggers of rework. The professionals view varies significantly on nine factors which cut across the four categories of rework triggers. It was recommended that there is need for clarity, effectiveness and timeliness of instruction and information dissemination among project participants, and the use of skilled and experienced professionals, skilled supervisors and proper implementation of quality management practices by both the design consultant and contractor throughout the project’s phase

    Construction Tradespeople Perception of the Factors Motivating Labour Productivity on Construction Projects

    Construction productivity defines the wealth of a nation as well as the well-being of its citizenry, because it plays a critical role in the overall economic development of a nation. However, there has been a reported decline in labour productivity which has led to poor delivery of construction projects. This issue has been among the leading causes of schedule and cost overruns, quality issues, claims and conflicts, especially in key capital construction projects globally. Poor labour productivity is attributed to the reaction of workers on certain factors.  The purpose of this study is to assess construction tradespeople perception of the factors motivating labour productivity on construction projects. To achieve this purpose, semi-structured interview and questionnaire, and a stratified purposeful sampling technique was adopted to gather data from construction tradespeople in Port Harcourt, Nigeria. Data gathered through survey from 106 construction tradespeople, were analysed using frequencies, percentage and factor analysis. The data gathered from 25 interviewees were analysed using thematic analysis. The study concluded that major factors motivating construction tradespeople productivity on construction projects are knowledge and salary-related factors; job security and planning related factors; health, safety and promotion related factor; overtime and work area condition; team building and equipment factors; supervision and recognition factors; management and teamwork factors; and materials and work methods. Furthermore, the implication of the role of financial and non-financial motivators is brought to the fore in ensuring improved and sustainable labour productivity on construction projects. The study recommended that construction organisations should utilise a good mix of financial and non-financial productivity motivators in getting the best out of their employees, especially the site operatives

    Assessment of bonds utilisation in the Nigerian construction industry

    Default by contractors in meeting the time and cost performance of a project is usually counterproductive. Considering safety from the high financial burden of construction projects, clients are compelled to seek a level of guarantee in bonds to safeguard them from financial problems and provide incentive for proper and timely completion of the project by the contractor, thereby minimising failures and risks. Therefore, the study assessed the level of bond utilization in Nigerian construction industry, with a view to examining the benefits of its utilisation in construction projects. Survey method was adopted in which questionnaires were used to collect data from respondents. With a response rate of 45.30% (164 of 362), the collected data were analysed using descriptive and analytical scientific method. It was found that the level of bond utilisation in construction contract is high, with performance bond and Advance payment bond being most commonly used construction bond types. Assurance of performance and financial security are the major benefits of bond utilisation. The study recommends that there is need for more enlightenment of construction participants on the various types bond used in construction contract
